Aeration & Overseeding, in practice
Core aeration pulls plugs out and genuinely relieves compaction. Spike aeration pushes holes in and compacts the soil around each one, which is close to the opposite of the intent.
The window is narrow and it decides the outcome. Early autumn for fescue, late spring for bermuda. Seed put down outside those windows is mostly money on the ground.
Overseeding without aerating first has poor results, because seed needs soil contact. Broadcasting onto a compacted thatchy lawn leaves most of it sitting on top.
Watering after overseeding is the part homeowners control and the part that most often fails. Light and frequent until germination, then progressively deeper — and we write it down rather than mentioning it on the way out.

When should a fescue lawn be aerated and overseeded?
September into early October, and that window is the single most important date in a Middle Tennessee fescue lawn’s year. Soil is warm so seed germinates fast, the air is cooling so seedlings are not stressed, and there is an autumn and a spring of growth before the first summer. Spring seeding mostly fails because the seedlings meet July before they have roots.
How much seed does overseeding use?
Enough to thicken the stand — several pounds per thousand square feet for a lawn that is thin, less for one that is being maintained — of a quality turf-type tall fescue blend rather than a bargain mix. The seed is spread after aeration so it lands in the holes, and it is watered lightly and often until it is up. Seed is the cheap part; the timing and the watering are what make it take.
